FEASIBILITY / SITE ASSESSMENT
Prior to a site/ venue being purchased we can meet with you to discuss a potential design brief and mock up a quick design layout on the proposed site to ensure your vision can be met prior to any major financial outlays.

CONCEPT DESIGN
Once a site has been confirmed, we can begin the concept design phase.
One of our first steps is creating a design brief and understanding your space performances. This provides a great platform for the initial design concepts. Your Space Building Design prides itself on providing our clients with a unique tailored level of design. This is achieved by allowing the clients to review and provide feedback regularly throughout the design process. Your Space Building Design uses the computer modelling software, REVIT. Using this software makes it possible to provide our clients with 3D perspective views, making design communication easier.
While the clients design brief is important a site analysis review is paramount in creating great design. Thorough on−site investigations allows us to shape the design to suit the environment ensuring we are taking advantage of the site’s full potential and just as importantly concealing any negative aspects.
Your Space Building Design believes in the early engagement of consultants. Working alongside consultants from the initial design phase can save time amending documents in the future. Thus providing a smoother design experience. Your Space Building Design uses a core group of Architectural, Planning and Certification consultants who provide expert advice in their fields. We can liaise with the relevant consultants as required on your behalf.
Once the design concept has been agreed upon, we add additional details into the design to form up the complete concept design package. We suggest at this point engaging builders to provide a build estimate. This can help keep the project on track and within budget.

DEVELOPMENT APPLICATION DOCUMENTATION
Where a development application is required a full drawing package including floor plans, elevations, sections and perspectives are required to be submitted to the council for approval. In addition to our plans a variety of consultants reports and plans will also be required to complete the submission. We can liaise with the relevant consultants as required on your behalf.

Town planner, Traffic engineer, Civil engineer, Landscape architect, Acoustic engineer
Only minor changes to the design can be made post development approval. These changes will need to be signed off by the town planner as generally in accordance to the approved design. If the changes are not deemed generally in accordance the revised plans will need to be resubmitted for reapproval.

BUILDING APPROVAL DOCUMENTATION
Once the design is approved by the client the building approval documentation can commence.
A full drawing package including floor plans, elevations, sections, perspectives, standard notes, window and door schedules and construction details are required to be submitted to a building certifier for approval.
In addition to our plans structural engineering, civil engineering, energy efficiency, fire engineering, mechanical engineering, electrical engineering, hydraulic engineering, ownership, site and builder’s information may also be required to complete the submission. We can liaise with the relevant consultants as required to complete their documentation on your behalf.

TENDERING
Tendering gives you the opportunity to source a builder that is suited to you. Generally, we suggest issuing your plan package to a minimum of 3 builders for tender. We state a tender period of 6 weeks this allows the builder enough time to review the package carefully and provide a considered proposal. In addition to the building approval package, design and construction details will be required to complete the design story and ensure there is little room for design interpretation.
Possible additional plans:
Lighting layout plans, Finishes schedule, Design feature details including but not limited to Screens, Fences, Joinery and Glazing details.

CONSTRUCTION
Depending on the builders agreement we can either handover the project or liaise with builder until completion. During the construction process the builder usually has additional questions for the designer. These will be answered in a timely fashion to ensure minimal disruption to the construction schedule.
